Yes, we handle all necessary permits and inspections as part of our turnkey service. This includes building permits for structural changes, electrical permits for new wiring, and plumbing permits for bathroom and kitchen renovations. Permit costs are included in our proposals with no surprise fees, and we coordinate all inspections with the city.

Timeline depends on project scope and complexity. Here are typical timeframes: Kitchen renovations 2-4 weeks, bathroom renovations 1-3 weeks, basement finishing 3-6 weeks, flooring installation 1-3 days, and exterior hardscaping 3-7 days. We provide detailed, realistic timelines during consultation based on your specific project requirements.

We recommend booking 2-4 weeks in advance, especially during busy seasons (spring and fall). However, we can often accommodate urgent projects depending on our current schedule. For larger projects requiring permits, allow additional time for permit approval which can take 2-4 weeks depending on the municipality.

Interior renovations can be done year-round. Exterior work (hardscaping, roofing, siding) is best done spring through fall (April-October). Winter work is possible but weather may cause delays. We recommend starting planning in winter for spring projects to ensure optimal scheduling and material availability.

You don't need to be home constantly, but we recommend being available for key decisions and progress check-ins. We'll coordinate access arrangements during consultation. For security and communication, we prefer at least one point person to be reachable during work hours.

💰 Budget & Pricing

We offer three package levels (Budget, Standard, Modern) with transparent pricing based on materials, labor, and project complexity. During our free consultation, we assess your space and needs, then provide detailed estimates with all costs clearly itemized. No hidden fees or surprise charges - you'll know exactly what you're paying for.

We accept electronic transfer (e-transfer) and cash payments. We typically structure payments as: 25% deposit to start, 50% at project midpoint, and 25% upon completion. For larger projects, we can arrange alternative payment schedules. All payment terms are clearly outlined in your contract.

Our detailed estimates include all anticipated costs: materials, labor, permits, disposal, and cleanup. The only additional costs would be client-requested changes (change orders) that are beyond the original scope. We discuss all potential additional costs upfront and require written approval for any changes.

Currently, we accept direct payment methods (e-transfer and cash). For financing options, we can recommend local financial institutions that specialize in home improvement loans. Many clients use home equity lines of credit (HELOC) or personal loans for larger renovation projects.

While possible, we typically don't recommend it. Our supplier relationships allow us to get contractor pricing and priority delivery. We also can't warranty materials we don't supply. If you prefer to supply specific items (fixtures, appliances), we can accommodate this but require coordination to ensure proper specifications and timing.

🔨 During Construction

In most cases, yes. We work to minimize disruption and can often schedule work to allow continued use of your home. For major kitchen renovations, we can set up temporary cooking facilities. Bathroom renovations may require temporary arrangements. We discuss living arrangements and alternatives during consultation to minimize inconvenience.

Daily cleanup is included in all our projects. We maintain clean, safe work areas throughout construction and complete thorough final cleanup including debris removal, surface cleaning, and proper disposal of all materials. Cleanup standards vary by package level, with Modern package including deep cleaning and detailing.

Change orders are handled through a formal process. We'll provide written estimates for any requested changes including cost and timeline impact. Changes require written approval before proceeding. We try to accommodate reasonable changes but recommend finalizing decisions before construction begins to avoid delays and additional costs.

We provide regular progress updates through phone calls, text messages, and in-person check-ins as preferred. You'll receive updates at key milestones and whenever decisions are needed. Our project manager maintains open communication and is available to address questions or concerns throughout the project.

We communicate immediately about any delays or issues. Most delays are weather-related (for exterior work) or due to permit/inspection scheduling. We work to minimize impact and adjust schedules accordingly. For unexpected structural issues, we'll assess and discuss options before proceeding with additional work.

🛡️ Warranties & After-Service

We provide comprehensive installation warranties on all our work: Budget package includes 1-year warranty, Standard package includes 2-year warranty, and Modern package includes 3-year warranty on installation and workmanship. All materials also include manufacturer warranties which we help coordinate if issues arise.

Our warranty covers defects in workmanship and installation. This includes issues with finishes, joint failures, improper installation, and structural problems caused by our work. Normal wear and tear, damage from misuse, and material failures covered by manufacturer warranties are handled separately. We provide detailed warranty information with project completion.

We respond to warranty calls within 24-48 hours for assessment. Emergency issues (water leaks, safety hazards) receive same-day response. Most warranty work is scheduled within one week of assessment. We stand behind our work and address warranty issues promptly and professionally.

Yes, we offer ongoing maintenance services through our Property Maintenance division. This includes seasonal maintenance, preventive care, and repair services.
